SUMMARY

The person is responsible for overseeing the daily operations, maintenance, and financial aspects of residential or commercial properties. This role involves managing tenant relations, ensuring property upkeep, and maximizing the value and profitability of the properties.

DUTIES AND RESPONSIBILITIES

  • Fully oversee and be responsible for the day-to-day managerial and financial operation of the property; including leading all managerial, administrative, and technical personnel;
  • Hold regular management meetings with clients to report on the activities and management of the Property, as well as to present recommendations relating to their management to be included in the weekly and monthly reports;
  • To ensure optimum satisfaction of all occupiers of the common area and facilities of the property, results are captured with quarterly tenant satisfaction scorecards and action plans. Also work on ensuring on leasing and occupancy of GDT Tower;
  • Ensure the commercial success of the building under management, by sending monthly newsletters with vacancy rates to the agents, conducting quarterly agents’ events, tenants’ nights, improved signage/QR codes, updated websites, more building specs and ESG data available, etc. to help the landlords and hopefully retain our appointments
  • To monitor, control and organize all on-site staff and to be responsible for the actions of such staff in addition to ensuring that staff rosters and all holidays are adequately covered. This is applicable to the vendors and service providers we work with;
  • Enforce the clauses stipulated within the lease agreements, building rules & regulations, and other guidelines to ensure HSE standards are met at all times. Monthly monitoring of Regional HSE checklist;
  • Handle tenancy management, including coordination with leasing agents/brokers, incoming/outgoing tenant and occupier for smooth handover of premises in accordance with the tenancy agreements;
  • Evaluate, and review the maintenance contracts including MEPF, cleaning, security, landscaping, pest control for the Property and make recommendations on contract specifications and upgrading standards;
  • To set, implement and monitor operation standards for all aspects of the property’s management in cooperation with the client to ensure the efficient running of the property;
  • To monitor, control and organize all on-site staff and to be responsible for the actions of such staff in addition to ensuring that staff rosters and all holidays are adequately covered
  • To communicate with – and report to the client and/or their representatives on all matters relating to the property and the use of its facilities;
  • Regular inspections of the Property; identify problems in operational process and bring up any areas of concerns, including any claims, liability or legal process, and improvement plans to the client;
  • To coordinate with, lead and guide the engineering personnel to take measures in case repairs or improvements to the property may affect its occupiers;
  • To set, prepare and conduct semi-annual fire drills, property evacuation procedures and related safety trainings;
  • Review and approve tenant’s fit-out design/plans to ensure compliance to tenancy agreement, government rules, laws and regulations and no damage would be caused to the Property’s fixtures and fittings.
  • Build and maintain positive relationships with tenants and attend to feedback and complaints;
  • To collect and analyze operational data of the property and its facilities and prepare professional recommendations based on these findings;
  • To source, scan, compare and negotiate with external suppliers or service providers for any dealings related with the property, including contracts and procurements;
  • Liaise with government authorities on matters relating to management and maintenance of the Property.
  • Perform other duties as assigned by line manager.

REQUIREMENTS & QUALIFICATIONS

  • Property Management or any relevant sector with minimum 5 – 10 years’ experience;
  • Commercial / Retail / Industrial Building experience will be a strong advantage;
  • Excellent verbal and non-verbal Khmer and English communication skills;
  • Able to interact with a wide range of clients, personnel, and their demands;
  • Strong leadership and stakeholder management to work with clients and tenants;
  • Having knowledge of occupational safety requirements;
  • Strong PC literacy and proven ability to manage daily activities;
  • Demonstrated management experience with continuous improvement;
  • Bachelor’s or Master’s Degree in the related field.
